Sheridan Residential Group Standardized Operating Procedure for Purchasers of Real Estate.
Pursuant to Real Property Law §442-H
Sheridan Residential Group (Sheridan Residential) as a broker of New York State real estate is required by law to adopt Standard Operating Procedures that Sheridan Residential and its real estate licensees operating in New York State shall uniformly apply regarding prospective buyers prior to receiving any services.
Please be advised that Sheridan Residential Group:
- Sheridan Residential does not require prospective buyer clients to show identification to work with a Sheridan Residential licensee. However, Sellers or listing agents may require identification to attend showings or open houses.
- Sheridan Residential does not require exclusive buyer representation agreements to work with a Sheridan Residential licensee, however, a prospective buyer and Sheridan Residential licensee may mutually agree to engage in an exclusive buyer representation agreement.
- Sheridan Residential requires prospective buyers to present a mortgage pre-approval or proof of funds as a condition to begin work with a Sheridan Residential licensee, including but not limited to, prior to attending a showing or open house or receiving/submitting an offer.
